Well here we are in May 2017 and a hint of winter has arrived. Lovely brisk mornings with rising temperatures in the afternoons.
Interesting data has been reported recently including an online vote via Bay of Plenty Times showing almost half of all respondents would prefer to

live in a lifestyle or rural property after the paper ran a story about the 'explosion' of lifestyle properties in the Western Bay of Plenty.
I guess the reasons for this are the desire for families to have more space, keep animals and perhaps the opportunity to generate an income from

home with privacy and little or no restrictive covenants... πŸ‘πŸ‚πŸπŸ‡πŸ•πŸ•Š


Sales for lifestyle properties with dwellings totalled 18 for March.
Land area from 2000m2 to 10 hectares.
Lowest sale price - $712,000
Highest sale price - $2,360,000
Thus an average sale price - $1,097,000
These stats do not include bare land, development blocks or horticulture. πŸ’΅
There has been an increase in sales volume in March showing a real confidence and positive vibe for our region. πŸžπŸŒ…


It looks very much like Bay of Plenty will continue the positive economic attitude with volumes of sales continuing.
However, good high end residential listings are becoming difficult to find with the age old question being asked by prospective sellers... "where will we go?"
Bethlehem is still one of the most popular high end residential suburbs in Tauranga with a median sale price of $830,000 up 13% compared to RV.
Sales from mid $700's through to $1.9million have been achieved.
Compare that with Matua with a median sale price of $750,000 up 40% compared to RV.
Similar high end sales there have been achieved there too.
But that's nothing compared to this....

Tauriko .....with a median sale price of $1,880,000 up 18% compared to RV.
So, things are on the up still and it's almost impossible to find flat, sunny sections over 700m2 let alone bigger 1500m2 plus lifestyle ones. πŸ•

The Bethlehem Town Centre is alway busy these days with many out of towners visiting the great array of shops. 🏣🏫🏩🏚

As for us...... Well, we are happy to announce that we have just employed a fabulous Personal Assistant (Dianne Fearns) who will (may) keep us in

line and keep us on track. πŸ‘ΌπŸ’» Di will be keeping us up to date with our social media and digital marketing, newsletters, flyers and lots of behind the

scenes stuff and is based in our Bethlehem Harcourts office.
Now all we need are dozens of houses to sell in Tauranga. We do sell throughout Tauranga
Including Avenues, Brookfield, Otumoetai, Matua, Welcome Bay, Ohauiti, Greerton, Gate Pa, The Lakes and Pyes Pa.
Also Tauriko and Te Puna including any rural residential/lifestyle properties.


So if you know anybody thinking of selling we will reward you handsomely for any sales referrals πŸ’΅.


As for our comings and goings "off duty" which is not that often, we are now venturing out in our convertibles (Jags) still but now at the ready to raise

the soft top when rain or cold is imminent!
Sadly our Jag club has most club runs on a Sunday which is our open home day however we are slowly trying to persuade the powers that be to have

some outings on a Saturday.
We live in hope!
This in between, trimming hedges, mowing huge lawns, keeping gardens, fruit trees, etc etc. under the supervision of our two watchdogs.... Chihuahuas!

Not complaining, it does us good!
